Trading in 125 square yards plots in the old precincts (10-31) was at all time high after the recent supreme court hearing on 21st March. 16800 acres of land is 100%  legal now. This is a major good sign for Bahria Town. Market was booming after the 21st March 2019 judgement. Investors confidence is gaining and the market is witnessing upwards trend. Market has witnessed temporary decline and slow down after payment pressure and coming of the month of Ramadan. Market will pickup after Ramadan, All installments had already finished and now possession has been started in earlier precincts. We don’t recommend investing in the new precincts and valley block. Earlier precincts are the best bet right now. P10, P12, P14, 15, P27 are the most developed precincts of Bahria Town Karachi. Their possession is expected soon so investment in these precincts is highly recommended. P15B, P28 and also P31 to some extent have very little to no development. Ali Block, although expensive is also a very good option for all those who want to start construction and want to shift with their families to Bahria Town Karachi in near future as quite a few homes are ready in Ali Block.

Also keep an close eye on old 125 square yards commercial plots. This is expected to shoot upwards in coming months and will be selling like hot cakes when its possession is announced.

1000 square yards is a high ticket item in Bahria Town Karachi due to its high cost and exponential owns. Trading is limited due to high tax rate (tax applicable on buyer also) and is not recommend for investors with short term focus. Buy only for long term focus or when you wish to construct a home in Bahria Town Karachi. In a budget of less than 2 crores, you won’t find a 1000 square yards plot in any good location of Karachi. So even at 2 crores price, this is a steal of a deal which will reap you benefits in the long term so buy if you can afford to do so.

Sports City seems to have land issues. Most areas of Sports City specially P38 to P45 don’t seem to be part of the 16,000 acres piece of land claimed by Bahria Town Karachi in the Supreme Court of Pakistan. P34, P35, P36 and some areas of P40 and P37 seem to be clear according to the rumors and maps circulating in the market.In recent months, sports city has seen the biggest decline amongst all Bahria Town Karachi projects due to many rumors and ongoing cases. We are expecting more correction in the coming weeks due to these rumors and until the cases are resolved. In the market, there is extreme selling activity and buyers are handful. We recommend extreme caution in investing in Sports City until all the cases are resolved. The transfer of Bahria Sports City are not taking place and buyers are merging these files with old precincts files. The buying and selling is being done on percentages. For example if you paid 25 lacs for a file in Bahria Sports City, you will get around 12.5 Lacs back if the percentage is 50%.

Bahria Apartments are mostly ready to move into expect tower 25 and 26 which need some more time to develop. Most towers are 80 to 90% occupied. Rental incomes of 2 bedroom apartments is around 20 to 25 thousand rupees per month. Also the apartments are in phase 1 of Bahria Town Karachi which is considered safe zone. Due to good location, apartments are a very good investment in Bahria Town Karachi. 24 hours uninterrupted water supply and no load shedding and excellent security make the apartments an ideal living place. At the prices of 50 to 60 lacs, the apartments are still highly undervalued and are expected to rise in coming years.
