Expert Analysis: Buy (Market will stabilize again)
Trading in 125 square yards plots is at all time low at the current moment. Past 3/4 months have been the slowest since the inception of Bahria Town Karachi 5 years ago. The reason for this slow market is the overall bad economy of Pakistan, FBR policies, losing confidence of investors in particular overseas Pakistan due to decline in Rupee-USD value and above all few policies of Bahria Town Karachi. The economy is showing little signs of improvement but it will take couple of more years for the economy to stabilize fully. Bahria Town Karachi market will not boom like it used to do before, but will definitely continue to improve as investor confidence is restored in Bahria Town Karachi as the management is expected to take drastic steps in coming weeks. Bahria Town Karachi management is also expected to resolve all the danger zone areas affectees in the near future which will further help the market.
All installments had already finished and now possession has been started in earlier precincts. We don’t recommend investing in the new precincts and valley block. Earlier precincts are the best bet right now. P10, P12, P14, 15, P27 are the most developed precincts of Bahria Town Karachi. Their possession is expected soon so investment in these precincts is highly recommended. P15B, P28 and also P31 to some extent have very little to no development. Ali Block, although expensive is also a very good option for all those who want to start construction and want to shift with their families to Bahria Town Karachi in near future as quite a few homes are ready in Ali Block.
Also keep an close eye on old 125 square yards commercial plots. This is expected to shoot upwards in coming months and will be selling like hot cakes when its possession is announced.
